Improving the neighborhood one property at a time
Case study of properties without an HOA. Before Golden Gate QPlex was formed, the properties in this complex had dissolved the HOA. The positive from this was that the owners had more free rein and were less restricted.
However, the negative was that the entire property's upkeep slipped into decline. Fences were falling, lawns were not maintained, old sliding doors were barely functional, balcony joists were beginning to dry rot, the roof was leaking, and there was an overall untidy and unruly mess.
Now, once people get used to the freedom, it is not easy to get them on board with improving the neighborhood. There are several shared areas that need fixing and maintenance for which the owners had to come together.
This non-profit was conceived out of this situation. As an HOA, we don't tell people what to do, we give them options and offer them a win-win service. If they pay towards improving the property, we can increase the property value by almost 50%. Golden Gate QPlex will use one building as the model to then get the other buildings on board.
